We've talked a bit about our 3D modeling services on the blog, which we feel really separate us from other builders, but we wanted to truly explain and show you what this means for you when you're building a home. You can see a 2D layout a million times but it's really hard to visualize how it will look. How much of the kitchen will you be able to see from the living room? How much room do you have for a table? Is the kitchen island too large (or not large enough)? We get it, it's hard to envision all of this and then you add in the layered complexity of your finishes and trims and it makes it that much harder.
So, here's what we've done at Nosan Signature Homes to make the whole process of building your dream home that much more enjoyable and allow both of us to avoid costly mistakes. We have an in-house designer who can mock up 3D renderings of any view of your home and even layer on your selected trims/finishes so you can truly see how they'll look in the space. We recently did this for our home in Baron Estates and made several adjustments based on how the home appeared in 3D.
Building a home is stressful enough, we don't want you to second guess your decisions just because you can't see the finished product. We look forward to continuing to use this technology on all of our new homes and make the home building experience as transparent and fun as possible for our homeowners.

Quaint, charming, downtown Franklin could be right in your backyard. It’s hard to believe we wrapped up our last home in Long Lake Pines over a year ago, time sure does fly. However, there’s so much more that goes into fully completing a home even after we turn over the keys. We stopped back in to one of our Long Lake Pines homes for a visit and loved how the interior designer combines contemporary fixtures and furniture with the homeowner’s personal touches to create a stunning and livable interior.
We just can’t get enough of our tree house in Franklin so we’ve got some more progress photos to share. Cabinetry and countertops are underway while baseboards and flooring are mostly complete. We can’t wait to see the finished product and we’ll be sure to keep more pictures coming!

We decided to sit down with the newest member of the Nosan Signature Homes team to get a better understanding of what he does on a day-to-day basis and the value he provides to NSH customers. Let’s just say, Luke is definitely a key part of Nosan Signature Homes vision to transform the building industry by providing transparency to its homeowners.
Q: Can you walk us through what you do on a daily basis for Nosan Signature Homes?
A: It’s changing daily but put simply, I assist Terry in the architectural design of our homes. I’m drawing plans and then adapting those plans and communicating changes. Most of what I do right now is pre-construction and then the the architecture firm we’re working with on a given home draws up the changes and provides final constructions drawings. When building a home, changes can be very rapid so my role allows us to easily talk about a change, mark it up, and then make that change on the computer in real time. We can then quickly send that to the designer or homeowner so it translates very easily and confirm whether or not we're moving forward with the change. The other benefit is that we’re able to see how spaces lay out in a very precise way (down to the ½”) and get more exact measurements for how a space will actually turn out if we move a wall a foot or a toilet over a few inches.
The value in my role is being able to actually execute the design to build process that homeowners want in a way they can easily understand. This process is newer and gives us a differentiating factor from other builders. It’s cool to try to bring a process into the future from how it’s been done for years. My role could easily evolve though as we grow and the industry changes.
Q: What’s your favorite part of working for Nosan Signature Homes?
A: Learning a lot. I come from a construction background and understand the realities of actual building vs. applying what I’ve learned in school. Being part of the process in such a hands on way provides tons of learning opportunities.
Q: Tell us about your favorite project you’ve worked on so far?
A: We’re working on a spec home which is very fun because we get to make a lot of creative decisions. It’s a very fluid process and open ended as opposed to working with an architecture firm who comes up with the plans first. I’m also getting experience working on the facade of the home, as opposed to just tweaking the interior, which is something I would never get the exposure to work on at this stage in my career at a large firm. I love that I get to understand the context and have the background of what I’m working on at Nosan Signature Homes.
Q: Tell us about your background and how you got into architecture
A: I come from a construction background; my family owns a roofing company and I worked my way up through there. However, when I decided to go back to school, I knew I wanted to be the top decision maker in whatever field I was in, which in the building industry is the architect. I’m a few classes away from completing my undergraduate degree and then will get my masters.
Q: What do you enjoy doing in your spare time?
A: Fishing and hunting

We've been finishing up a BIG renovation and addition to a home in Bloomfield Hills and are blown away with how things are coming along. The homeowners have 3 kids who are married with their own children so it was important to them to build an addition where their entire family could stay comfortably in one place. While they were at it, they added a wine cellar, movie theater, workout room, massage room, elevator, pool and poolhouse (not started yet), 4 car garage, and did major renovations to their existing home. They also did a stellar job at landscaping, when you're up on top of the driveway it's like you're in a tree house!
We hosted our first ever "Hard Hat Party" at our beautiful coventry lake community this week. We wanted to have all of the amazing tradespeople that worked on these homes out to to celebrate and to finally see the finished product that they worked so hard on. We know they often times don't get to see a home completely decorated and "lived in", so we were excited to show off these beautiful homes.
We've also got some first edition Nosan Signature Homes Hard Hats (as modeled by Honi, Terry's grandson) leftover so we've decided to do a fun little giveaway: next 2 people to buy a home get hard hats for the whole family on us!
We’ve been hard at work on our renovation and addition of an 1880’s historic home in downtown Birmingham and wanted to give you a fun peek into our progress. We’ve also come across some pretty cool things when we basically brought this 1880’s home down to the studs. Take a peek at the gallery below to see what’s been going on and our fun finds.
Things are coming along nicely at our project on Romany Way in Franklin. This lot is unique in that it sits high atop a ravine and pond giving this home beautiful treehouse views down to the water. It's really special to be inside so we're showing a sneak peak of some of our favorite views.

This historic house on Bates is our newest project and is walking distance to downtown Birmingham! Built in late 1800s. It is approximately 1200 square feet on 2 floors with a shallow basement made of stacked fieldstone. It was gutted to the studs so we could properly insulate it and update electrical and plumbing. New windows are going in that are stylistically accurate to the original time period.
An addition in the rear of the house adds another 3000 square feet, including a full-depth basement. It links seamlessly with the original house on the interior. There is also new detached 2 car garage. Historical beauty, modern convenience, and an unbeatable location!
This time of year is all about slowing down, taking stock, and expressing gratitude.
Of course, I am grateful year-round for the passionate and capable team I work with at Nosan Signature Homes. This very special gift was a true collaborative effort on their parts, and I am so touched by their thoughtfulness, and compelled to share the story behind it. Russ retrieved this timber that was a mantel on a huge fireplace in a house we tore down. Tina’s husband Jason did the tear down. Kian, milled it and then carved the sign with a CNC machine. Russ stained and painted it, and Marcella provided the artwork and colors. It is about 6’ Long, 5” deep and 9” high. Russ lugged it up to my office and put it on my window sill.
